剛剛看到這份近鑽石吧的大房資料﹐有四點感觸﹕ 【一】看來這棟房﹐銀行似乎很急著出讓﹐儘管在2006年曾賣出過86萬身價﹐附近也都是百萬大房﹐不過現在大概賣不上二十五萬。 【二】銀拍屋從偏遠區﹐大跌的狂潮如蝗虫般﹐直逼洛杉磯﹐已經越來越近華人區﹐洛縣地產不淪陷也難。 【三】2007年﹐次級房貨危機造成414﹐000銀拍屋﹐去年2008則因金融危機處理不當﹐銀拍屋倍增量產﹐是年達年產871﹐000棟。末來二﹑三年更大一波海嘯 Option ARM loan 將至﹐會是資貸八至十倍以上的破壞威力﹐銀行回收數字﹐預估全美將達二百萬棟。請不要認為美國有五十州﹐以此推理說﹕加州大概有四萬產量﹔請記住﹐這第二波的貨款數量﹐加州貸款人約佔全美六十趴。所以﹐這對加州地產市場言﹐太公只能說『太可怕喔』。 【四)次貸者的貨款一旦利息調整﹐每月所付貨款約增七至十趴﹐平均中間額為從1﹐900﹐增加一百五﹐新月付為2﹐044元﹔但這即將來臨的Option ARM loan貨款一旦調整﹐預估將增加月付額六十至九十趴﹐換言之﹐現在每月只付2﹐200元﹐馬上就要調高為4﹐100元。這對加州同胞﹐平日省吃簡用者﹐房貸開支﹐已佔其可支配所得近半數以上﹐這下子若有此種貨款﹐要如何再緊縮肚皮呢﹖ 太公一想到這兒﹐對在美同胞有所擔心﹔華人常不知美國法制﹐要能及早因應﹐才能逢凶化吉﹐該早不繳月付貨款﹐就該早止付﹐見不好就要縮頭﹐依老美制度合法的『該痞就痞』﹐可別義和拳硬拗硬撐﹐作個好順民﹐最後損失更大﹐那就稱不上是『上有政策下有對策』的草民好漢一個﹐有如點子多多的太公。 GREAT INVESTMENT PROPERTY!
