Hi! Don, Yes, I did accept an offer from a lady Kimberly. But as I said, I am an retiree who needs a good monthly cash flow. It seems that at this moment, I may possibly lose the opportunity to buy my next home. I will keep my deed and note if there is no need of cash to buy a home since I believe I have a very decent payor/ buyer who is going to love keep his purchase. As to the note sale, I'd leave it open to any possibility if that is the case. Tell you a funny thing happen yesterday. My buyer came to my new residence and brought me some fruit and soft drink 3 times in the past 10 days. He also tried to fix my kitchen facuet leaking in my new home two days ago. But we need new parts so that I bought it and he came to fix it yesterday as he promised. While he was fixing, the phone rang. Guess who called? The previous owner before me. He said he would like to buy the property back from me after he saw my sale sign a month ago. I apologized to him that it was sold about 10 days ago. He asked me if the buyer would like to sell it to him? I asked E*****o on site. He said, "NO WAY!" I have to say "Sorry, I can't do nothing about it. Why you don't call me immediately after you saw the sign?" I am waiting for the note buyer emailing me her contract today. I am not sure there is a deal yet since it may not go thru for something unexpected in the purchase contract. Thank you for your kindness. Almost everyone talks about "FICO" first, except some smart guys.
I will assume everyone doesn't know business if he keeps talking about "FICO" in his decision-making as it is the only KEY factor in a trade. Or maybe he is trying to use it as a bargaining chip on the talbe if he is good at this business and negotiation. I am not going to waste my time to deal with a novice who insists on FICO issue since we are speaking different language.
I don't have to sell my note NOW; and, as a retiree, I need an investment which can bring me a secured return (or monthly cash flow) at least Ten Times than a bank CD. (呵呵呵﹗太公原回文是用ten times﹐您知我實際回報率﹐可用三十倍﹐但我只用『至少』十倍﹐純談判戰術運用﹐還是沒說『假』話呦)
I will be getting serious if I have a need of cash for an investment; and I know a seasoned note has much value than a brand new. I will wait for 3-6 months for it to be seasoned.
